Property & Title
Probate Real Estate
When an estate includes real property, probate authority and marketable title must work together. Trentadue Law coordinates the legal, title, and transaction issues needed to preserve, transfer, or sell inherited Michigan property.
How we help
From authority to a clean transfer
Authority and Ownership
Review of deeds, probate status, heirs and devisees, personal-representative authority, court orders, and the ownership interests that must be addressed.
Preparing Property for Sale
Coordination of listing and purchase agreements, title commitments, creditor and lien issues, required approvals, fiduciary deeds, and closing documents.
Resolving Title Problems
Practical solutions for omitted estates, defective deeds, unresolved interests, legal-description problems, quiet-title needs, and other issues preventing a clean transfer.
Preparing for a consultation
What to have ready
- The deed to the property
- Probate court papers, including Letters of Authority if issued
- The will or trust, if there is one
- Any listing agreement or purchase offer
- Property tax bills and any lien or mortgage statements
- Names of the heirs or beneficiaries
If a buyer is already waiting, bring the purchase agreement. Title requirements often set the timeline.
Consultations are held by Zoom or phone. You can send documents securely before the call; there is no need to travel to an office.
